Overview
HeritageDeed is AI title search software for covered US counties. It searches official property and court records, organizes the results into a plain-English report, and provides each finding with its source information. The service is a public-record search tool rather than title insurance, legal advice, or a certified abstract of title.
Key Features
- Matches an entered address to the official parcel before searching records.
- Reviews deeds, mortgages, releases, liens, lis pendens, court filings, and property tax status where covered.
- Pairs mortgages with recorded satisfactions and flags items that appear unreleased.
- Adds New York City agency violations and water charges for applicable searches.
- Includes a summary, a 1–10 risk score, source statuses, and downloadable PDF and JSON formats.
- Reports FEMA flood-zone information and nearby EPA-listed sites.
How It Works
The software resolves the parcel, including distinctions between condominium unit and master lots, then queries the relevant county records, tax rolls, courts, and supported city agencies in parallel. Results are synthesized into a report that identifies the owner of record, chain of title, recorded financial claims, court matches, and other covered property data.
Record depth and included sources vary by county. HeritageDeed states that most reports are ready within minutes and provides a full refund when a report cannot be delivered within 24 hours.
Coverage and Pricing
HeritageDeed covers 21 counties across nine states, with separate source and limitation information for each county. It offers one Current Owner Search rather than multiple report tiers, with no account, subscription, contract, or minimum order.
The search is free during the launch period and has a listed price of $49 per address afterward. Sales tax may be added where applicable, and payment processing is handled by Creem as merchant of record.
